Automne – hiver 2023 : qu’attendre des prix du marché immobilier?

questionCeux qui envisageaient d’acheter une maison cet automne surveillent certainement la hausse des taux d’intérêt hypothécaires. Et pas seulement eux. Ceux qui ont déjà acheté un bien immobilier et doivent renouveler leur hypothèque cette année suivent également avec impatience les controverses qui éclatent dans la presse au sujet des intérêts croissants des banques. Il devient désormais clair que les prix de l’immobilier n’augmenteront pas de sitôt, mais diminueront très probablement, principalement pour les condos, qui sont moins recherchés que les maisons.

Mes clients qualifiés par la banque pour acheter une maison de 500 000 $ en 2022 ne sont éligibles que pour acheter une maison ou un condo de 400 000 $ cette année. Ainsi, plusieurs d’entre eux croient qu’il vaut mieux acheter un bon condo qu’une mauvaise maison. Tenez compte du fait qu’acheter un condo est beaucoup plus compliqué que d’acheter une maison. Vous achetez non seulement votre espace personnel, mais de plus des espaces communs à usage limité tels que des balcons ou des places de parking. Cependant, la copropriété a à peine 50 000 $ à son compte, ce qui n’est réellement pas suffisant et menace de paiements supplémentaires urgents. C’est un motif valable de refus d’achat.

Important Information for non-Canadian Buyers

Since January 1, 2023, the Canadian government has prohibited non-Canadian buyers from acquiring residential property until December 31, 2024.

It is important to know that this law applies only to buildings located in a census metropolitan area with a total population of at least 100,000, of which at least 50,000 live in the core. Residences located outside these territories are excluded from the ban.

The Non-Canadian Residential Property Prohibition Act (the “Act”) defines residential property as buildings that include no more than 3 living quarters. Semi-detached houses and condominiums are included. The Act does not prohibit the purchase of larger buildings, i.e. buildings with 4 or more residential premises.
Buying real estate remains the best investment of money during inflation, when the currency depreciates. Therefore, even with an increase in interest rates for mortgages, the number of the inventory of the real estate properties for sale in Montreal has not increased. And with a decrease in interest on mortgages, a significant rise in prices is expected because many families postponed the purchase until better times.

Soaring interest rates have reduced sales, but the number of homes listed for sale has risen marginally. Thus, the number of properties for sale is still significantly below the historical average. At the same time, the number of buyers in the market also decreased. A sign that the market is getting back to normal is the increase in the number of property sales at the asking price. This trend has gained momentum, and now such sales account for 7 out of 10 transactions.

Despite the rise in interest rates and the decline in sales, real estate prices have not changed significantly. On average, the decline in prices over the past year, starting from the April 2022 peak, is only 5%. Therefore, we can say that most of the price correction is over.
